Of the commercial appraisal activity, a majority of the work has resulted from appraisal contracts with local commercial real estate lenders. This firm has now been approved by nearly all of the local lenders. Commercial Appraisal & Consulting Group has provided service to developers, builders, buyers, sellers, and government entities. It has also provided appraisals and court testimony for property owners protesting real estate tax assessments and for takings by public bodies.
Other services provided by the firm include consulting with prospective borrowers regarding loan packaging for submission to lenders and advising lender clients regarding specific real estate questions. Some appraisal review work for lenders has also been contracted by the firm.
The firm and its principals have experience in the appraisal of a wide variety of properties, including many specialized types of property such as hotels, churches, mobile home parks, auto washes, schools, and residential subdivisions. In fact, there are very few property types that have not been appraised by the firm.
Most of the firm’s appraisal work has involved properties within the Twin Cities, but some out-state and out of state appraisals have been completed as well. Out of state appraisal business is not normally solicited due to licensing requirements and lack of data available in the firm’s files.
